Director – Property Management

Responsibilities:

1. To lead and oversee company’s property management & leasing operations across all residential, commercial, and warehouse assets in Kuwait and regional subsidiaries. Responsible for business development, strategy formulation, financial planning, tenant retention, and ensuring operational excellence through cross-functional leadership.
2. Develop and implement strategic property management plans that align with the organization’s goals, ensuring optimal performance and profitability across all properties.
3. Oversee and manage the day-to-day operations of the property management team, ensuring high levels of tenant satisfaction and operational efficiency.
4. Prepare and manage annual budgets for each property, analyzing financial performance and implementing cost-control measures to enhance profitability.
5. Establish and maintain strong relationships with tenants, addressing their needs and concerns promptly to enhance tenant retention rates.
6. Implement innovative technologies and systems to streamline property management processes and improve tenant experiences.
7. Conduct regular property inspections and assessments to ensure compliance with safety and quality standards, addressing any issues proactively.
8. Collaborate with the leasing team to develop competitive leasing strategies, optimizing occupancy rates and minimizing vacancy periods across all properties.
9. Supervise major maintenance and refurbishment programs. Ensure adherence to licensing, safety, and environmental regulations. Oversee energy consumption controls and contractor performance across FM services.
10.  Build and maintain relationships with vendors and contractors to ensure quality services are provided, negotiating contracts to achieve the best value for the company.
11. Collaborate with cross-functional teams, including marketing, IT and finance, to develop strategies that drive occupancy rates and enhance property value.
12. Oversee financial management of properties, including budgeting, forecasting, and reporting, ensuring profitability and effective cost control measures are in place
13. Direct marketing initiatives including digital content, social media campaigns, and listings. Conduct market intelligence on competitors, attend broker meetings, and oversee tenant acquisition activities. Manage inbound leasing inquiries and ensure professional engagement with prospects.
14. Utilize technology solutions to streamline operations and improve reporting accuracy, ensuring data-driven decisions are made for property management.
15. Lead preparation of periodic business performance reports. Analyze leasing and occupancy trends, tenant profiles, and operational KPIs. Ensure compliance with internal policies, financial controls, and regulatory requirements.
16. Prepare and present comprehensive reports to top/senior management on property performance, highlighting key achievements and areas for improvement.
17. Lead the recruitment, training, and development of property management staff, fostering a culture of teamwork and continuous improvement.
18. Stay updated on industry trends and regulations, ensuring that the company remains compliant and competitive in the real estate market.
